John, all the best with your sale but it's kind of a difficult property to sell. Buyers are looking for established sites i.e. sites with demonstrated success (particularly with generating revenue). However much you've spent on your sites they are still a concept rather than a proven venture.

Buyers would also be curious as to the reason for sale. When someone starts a site like this they do it with the intention of building it up. If they are bailing early on buyers suspect there's something wrong with the whole business model and/or the owner realised that he can't make money out of it. May I ask why you're looking to sell something you've obviously spent a lot of time and effort on?
